our
fee structure
The
Management Agreement essentially gives the Owner two options when making
the decision on renting the property.

This represents an overview of the cost of services and
could vary based on the unit rental price and number of units to be
rented.
This information is meant as a guide
and not a management agreement.
For specific costs Owners should
discuss their particular situation with the property manager. TCA
Property Management reserves the right to alter the cost of services
from time to time regardless of the information in this brochure.

The First is a one time rental agreement in which
we are contracted to perform the following:
- List the property for rent via several resources
( depending on the property ) Internet, Newspaper, Multiple Listing
System, Yard Sign, Housing office at APG, etc.
- Inspect the property to make sure it meets our
standards for rental as well as lead paint requirements.
- Find and heavily screen potential tenants for
the property. We do credit, criminal and when possible prior tenancy
checks.
- Write lease, review with tenant, have signed
and collect security deposit.
- Security deposit and contract are then handed
over to owner for them to take over the management of the property.
The Fee for this service is typically 1 months
rent, however this could very based on the unit rental price and
number of units to be rented.
The Second is a One Year Management agreement in
which we are contracted to perform the following:
- List the property for rent via several resources.(
depending on the property ) Internet Newspaper, Multiple Listing
System, Yard Sign, Housing office at APG, etc.
- Inspect the property to
make sure it meets our standards for rental as well as lead paint
requirements.
- Find and heavily screen
potential tenants for the property. We do credit, criminal and when
possible prior tenancy checks.
- Write lease, review with
tenant, have signed and collect security deposit.
- TCA places Security deposit
in an interest bearing account.
- Inspect the property to
insure condition at time of tenant occupancy.
- Receive all rents, process
and distribute to owners.
- Take care of any court
fillings for non payment of rents, as well as any eviction
proceedings.
- Address any maintenance issues through our 24
hour contract maintenance service. (cost for any maintenance is the
responsibility of the owner) The maintenance service shall make every
effort to contact the owner prior to any repairs.
The fee for this service is one month's rent as a finders fee and 10% of the rent per month thereafter.
